Helping Homeowners Prepare
For A Successful Sale
We believe selling a home is more than just a real estate transaction.
It is often connected to major life transitions, whether that means downsizing, relocating, settling an estate, preparing for retirement, or beginning a new chapter.
Vacationland Home grew from a simple observation: many homeowners need help, but coordinating the decisions, projects, and logistics involved in preparing a home for market can feel paralyzing. Through practical guidance, strategic home staging, downsizing and estate services, and project management, we help clients identify priorities, focus their resources, and navigate the process with greater ease. Every recommendation is tailored to the property, the market, and the buyers most likely to connect with the home.
Whether you need a few hours of professional advice or comprehensive support from planning through installation, we strive to reduce stress, maximize market appeal, and help homeowners move into their next chapter with peace of mind.
Our approach to staging is strategic rather than purely decorative.
Every recommendation is shaped by the home, its market, and the buyers most likely to connect with it. We focus on highlighting a home's strengths, improving flow and functionality, and helping buyers form an emotional connection to the space.
We believe successful staging begins with understanding how buyers experience a home both online and in person. Drawing upon principles of environmental psychology, we consider how layout, scale, sight-lines, lighting, color, and room function influence buyer response. Through thoughtful editing, furniture placement, styling, and presentation, we intentionally create environments that feel welcoming, comfortable, and easy to understand. The result is a strong visual narrative that allows buyers to picture themselves living in the home.
The goal is not simply to make a home look beautiful—it is to maximize market appeal, generate interest, and support the strongest possible sale.
Hi, I'm Erin Huebener
founder
I started this company to help homeowners navigate one of life's biggest transitions with greater clarity, confidence, and less stress.
Before launching Vacationland Home, my husband Luke and I hired a company to stage our home while preparing for a cross-country move back to his native Maine. Through that experience, I witnessed the power of professional staging firsthand. As someone who had never used staging services before, I felt uncertain about the initial investment. But after seeing the transformation, watching buyers respond to our quirky old house so positively, and experiencing the return on investment firsthand, I became a believer.
Not long afterward, I helped my parents prepare their home for sale before downsizing to condo living just a mile from our new home. I watched them struggle to know where to begin and simply not have the energy to manage every detail themselves.
Those experiences showed me that selling a home is about far more than real estate. It is often tied to major life transitions, and many people need help managing the countless decisions and tasks that come with them.
Before entering the home staging industry, I taught at a community college for many years. My work focused on helping students decode the unwritten rules behind complex processes in order to achieve better outcomes. That work earned national recognition and shaped the approach I bring to Vacationland Home today: helping clients understand the process, prioritize what matters most, and move forward with confidence.
It is a privilege to serve families throughout Southern Maine as they navigate many of the same transitions that shaped my own family's journey.
